For becoming a landlord you must need to own property to rent out and also have lease form to document the rental agreement in written format.
 
A who desires to become a landlord will usually must do a tiny bit of research before getting started. Such laws usually cover both a landlord's rights & his duties. Refusing to rent to a minority or an individual with a kid may lead to a lawsuit. In some places, a landlord may even must pass an inspection before renting his property. In others, tenants may take landlords to court for code violations.
 
I think in simple terms if you want to become a landlord than you get yourself a mortgage, purchase a property and then rent out to tenant. The rent income is covers the cost of mortgage and property rise its value.
 
being a landlord just means headache.. .although that is quite a good business.. .you need to know a lot of tenant-landlord agreements and for sure you have a high capital of investments for maintenance and other purpose.. .so, good luck.. .
