Inherited Tenants - What to do?

The rent is currently in use. But the lease expires in June. I'm thinking of renewing leases - have expressed their interest to do so.

Do I need a credit check to complete an application form, etc as a standard procedure?

What other watch outs - things I should do to avoid problems - with the right and economically. I live in New Jersey.

I know I need to open new accounts in exchange for deposits. Otherwise, I'm pretty clueless at this time.
